Not a bad energy efficiency rating. Would love to live somewhere like that. Not sure I could convince the Mrs though.

150k would be my best guess unless you can do most of the work yourself. Off grid is a lovely romantic notion but pretty crap in reality.Wonder how much that would cost to turn it into a nice off grid house!
As long as you own the land, then 5k - 8k should cover the cost of a stone track.Access looks tricky!

Probably closer to "Summer house field", might originally have been "cae'r" = "field of" and just been mis-transcribed. Lots of dwelling in the Welsh uplands called Hafodty or Hafotty, a local form of transhumance - move the animals to higher pastures during summer so someone goes and lives close to them.

Summer / winter dwellings were once common. Many OS maps will show two properties that share the same name within a reasonable distance of each other but one will be called something Hafod and the other something Hendre. Many of the higher Hafod dwellings are long gone but some do survive as in this case.
