Why not? I'd imagine people may be put if by a lack of planning permission which has been refused twice. Not sure if Wales is different from England for planning?

Grade II listing will stop you doing much that changes the exterior, IIRC. You can check the planning history online usually, just go to local authority site and search their planning portal. Being listed will probably make any work needed to the fabric of building more expenise as it'll have to be "in keeping".
Sounds like it's almost completely un-serviced so you'd have to sort all that out, including your own water supply (EA licence?). Private road will probably be your responsibility too.
Nothing that can't be sorted I'd imagine but might take a fair bit of work / cost.
Alternatively, buy it, stick two hooks inthe rafters and sling up a hammock. Get by using a meths stove and a McNett water filter - hobo heaven

Strike me it's £40k, you'd buy it for less
Where does it say that Matt ... seems way too cheap. I'd imagine if you added a 1 before the 40 you'd be nearer.
Change of use seems odd. It's already a farmhouse rather than a barn so I can only think that it's now classed as derelict, which often means the planning wold rather see it fall down than grant permission for a dwelling ... madness :?

here. It is currently under offer too. I was at a Carter Jonas event recently due to work and saw this in their brochure! I thought of here when reading the blurb about it.

And usually any of the original internal structure as well.
From the plan it seems you don't get that much land with it really. Still, at £40k, it does look cheap - I suspect knocked down on the basis of two refused planning applications.

Change of use was to a "Holiday Let"
